To work at various levels in real estate, you need to hold certain qualifications and complete work experience.
Work experience also needs the supervision of a licensee-in-charge to be able to progress to a class 2 or class 1 licence.
Below are the qualification and training requirements for your chosen career pathway.
In order to work in any capacity in the real estate industry you need to complete an assistant agent course, and obtain a certificate of registration.

Complete the Assistant Agent course which is the core five units of the CPP41419 Certificate IV in Real Estate Practice (CPPREP4001 – CPPREP4005)
Apply for Certificate of Registration from NSW Fair Trading

Understand your CPD obligations as an Assistant Agent
Once you’ve started work in an agency, you can work your way to completing the Class 2 Agent requirements within a minimum of 12 months, and a maximum of 4 years. A Class 2 licence allows you to act as an agent for a client to sell, buy or exchange property, businesses or professional practices, negotiate with clients and vendors, and collect rent, deposits, bond payments and fees related to a lease, licence or contract.

Complete 3 more units from the CPP41419 Certificate IV in Real Estate Practice to count as the year’s CPD requirements.
Continue to work in an agency for 12 months, ensuring you complete the 14 tasks in the Fair Trading work experience log book, signed by your licensee-in-charge.
Complete the rest of your Certificate IV (you’ve already completed 8 units if you’ve followed our advice, so you only have 10 more units of competency to complete).
Apply for a Class 2 license with NSW Fair Trading
Congratulations! You’re a licensed Class 2 Agent!
Understand your CPD obligations as a Class 2 agent.
Once you’ve had the class 2 licence for two years you can apply for a class 1 licence.
A Class 1 licence allows you to become a licensee in charge (LIC) so you can manage your own agency, and open and authorise trust account withdrawals.
Or you can work as an independent sole trader.
Check you have your Class 2 Real Estate license.
If you have a Class 2 license, enrol in the CPP51122 Diploma in Property (Agency Management)
Continue to work in an agency for 2 years, ensuring you complete all tasks in Part 1, and a minimum of 8 tasks in Part 2 of the Fair Trading work experience log book, signed by your licensee-in-charge.
Complete the CPP51122 Diploma in Property (Agency Management) whilst working in the agency.
Upgrade your Class 2 license to Class 1 with NSW Fair Trading
Congratulations! You’re a licensed Class 1 Agent!
If you want to be a licensee in charge (LIC) or own an agency, you’ll also need a Corporations License.

You can work in an agency without a licence or certificate of registration if you only do the following tasks:
Yes. You can add categories to your real estate agent licence. For example, you can add stock and station agent or strata managing agent to your licence. You need to have the relevant experience and required qualifications for the additional category to be added. Refer to Fair Trading’s requirements.

If it expired less than 3 months ago, you can restore it online or at a Service NSW centre.
If it’s more than 3 months, the only way you can get it restored is applying to the Commissioner for extenuating circumstances. Otherwise, you need to re-apply.
You may be eligible to apply for RPL if you’ve had education or training elsewhere, or if you feel you’ve covered some of the units required for your qualification while working in the field.
